What is Landlord EPC Consultancy & Predictive Modelling?

A standard EPC assesses a property as it currently stands, but many landlords need to understand how planned upgrades will affect their energy rating before carrying out work.


That’s where my Landlord EPC Consultancy & Predictive Modelling service comes in.


Using an in-depth understanding of the EPC process, I can remodel the property outside of the rigid confines of the standard EPC. This can more accurately show how alterations such as heating or hot water system changes, insulation upgrades or renewable energy installations are likely to impact your EPC rating - before any investment is made.


This is a bespoke service, which I have personally designed to help you avoid unnecessary spending and ensure improvements are strategic, effective and compliant.


For landlords, this frequently highlights how making some lesser considered tweaks to the property in its current form can open up the route to higher ratings, which previously only seemed achievable through prohibitavely costly measures.

How much does EPC Predictive Modelling cost?

The exact cost of my predictive modelling service varies depending on property size and certain characteristics. 


As a guide, typical pricing for standard properties is as follows:


  • 1 bedrooms: £150 with later certification at £45
  • 2 bedrooms: £160 with later certification at £50
  • 3 bedrooms: £170 with later certification at £55
  • 4 bedrooms: £180 with later certification at £60


*Later certification must be made within one year or before any updates to the EPC calculation method. 

Why does this make sense?

The cost of the full service, after discounted certification, is approximately the cost of 2.5 EPC certificates. With this route, you receive one certificate, a tailored roadmap and a lot of additional knowledge, as opposed to two EPCs an still no guarantee of achievening your target.

My promise to you

If the property already achieves your goal, or the desired rating is simply not possible, I will only charge the standard price for an EPC and issue you a new certificate on the day if required.
