An Energy Performance Certificate (EPC) shows how energy efficient a property is, using a standard rating scale from A (most efficient) to G (least efficient). It also includes recommendations to improve efficiency and reduce running costs, based on the property’s construction, heating, and services.
An EPC is legally required when a property is sold or let, and the rating must be included in sales or rental listings. There are limited exemptions, but most residential properties will require a valid EPC.
An EPC is valid for 10 years from the date of issue. A new EPC is only required if the existing certificate has expired, or if you choose to commission a new one following alterations or improvements to the property.

Residential rental properties must currently achieve a minimum EPC rating of E to be legally let, unless exempt.
